This 11,000 sq ft Art Deco building sits within a Conservation Area, and the client secured planning permission in 2022 for a mixed-use ‘office to residential’ development. The scheme delivered a flexible commercial/drinking establishment across the lower ground and ground floors, with nine residential units from the first to the fourth floors.

The project presented significant logistical challenges: front and rear access is very limited and the site sits on a red route. Bonavia Ltd supported the client from the outset, providing early stage cost advice and logistics strategies, and managing the Pre-Construction Services Agreement (PCSA) with the Principal Contractor. Bonavia Ltd then prepared and administered the JCT Design and Build Contract 2024 (DB 2024) and managed the initial construction phase on site, including mobilisation, site set-up and coordination of the works within the overall constraints.
