An £8.5M commercial new build extension and renovation of the existing building, procured under a construction management route, engaging individual contractors under bespoke trade contracts.
As the commercial lead, our role involved running the commercial pre-contract and post-contract phases.
Initially our role was to ensure the client achieved the ambition of procuring this project for £8.5M. The tenders returned from established main contractors far exceeded this target and therefore we advised the client to pursue the construction management approach.
This involved tendering individual trade packages through an established supply chain, which allowed us to achieve a 13% betterment against the initial main contractor tenders, and meet the £8.5M target construction cost.
